      160  +/- acres of State Grazing Lease.

 The State Grazing Lease is adjacent to the north side of the ranch for ease in livestock movement. Typically the pastures are grazed in the fall and winter. There are approximately 216 acres of tillable land currently utilized for alfalfa-grass hay production with some of the hay meadows extending into the State Lease. The 2023 hay harvested on the ranch was 225 ton. 

Terrain:  The remarkable mixture of topography provides for a very scenic setting with great wildlife habitat and cover. High plateaus with rolling hay meadows which are edged with timber, descend into hidden draws, grassy valleys and creek bottoms. The near middle of the ranch Elkhorn Creek winds through the basin for over a mile. The hillsides are lined with pine, cedar and bur oak trees, and mature cottonwood trees are found around the buildings. Native chokecherries, plum thickets and buffalo berries provide prime browse for resident wildlife. Colorful rock outcroppings rim several draws. The other route is about 17 miles; from Hulett take Highway 112 (pavement) for 9.7 miles, then Strawberry Hill Road #220 (gravel road) for 4.5 miles to Goldie Divide Road #32 (shale & gravel road) for 1.5 miles, then ½ mile on a private 30’ access easement road to the east side of the property. From the eastern boundary it’s another 7/10ths of a mile to the headquarters. The private access road is shared with a neighboring property and the road continues through the ranch providing access for the neighbor.
