LOCATION

The Pine Canyon Hideaway is in a remote northeastern Wyoming location on the western side of the Black Hills in the area between Sundance and Moorcroft. The property is about 6 miles north of Exit 172 on Interstate 90. From the Interstate you travel on Inyan Kara Creek County Road and then a private access road which leads to the property. The cabin is about two miles from the county road.

The private road into the property has been graded up and has some gravel on the surface. At this time there are parts of the road that may need more gravel. There is not a maintenance agreement on the private access road. The private road goes on through the property to access other lands.

PROPERTY

The land consists of 40.336 acres, which was surveyed in 2006. A copy of the survey map is available upon request. The property does not have covenants.

Canyon type terrain with open parks and wooded hills characterize the topography. Ponderosa pine, cedar and bur oak trees cover the hillsides. The elevation is in the range of 4,425 to 4,625 feet above sea level.

CABIN

The cabin is approximately 832 square feet on one level. (square footage taken from Court House records). There is a partial loft, which could be a sleeping area or play room. The ranch style design has one bedroom, and a ¾ bath with an open floor plan with kitchen, dining and living areas intertwined into a great room. It offers lots of natural light, a stone fireplace, interior wood walls, sliding glass door, vaulted ceiling open to the loft area, and wood flooring.

MINERAL RIGHTS

The Seller is not making any mineral right reservations. Any mineral rights not previously reserved will be transferred to the Buyer. The Seller does not know if they own any mineral rights.
