LOCATION AND ACCESS

The River Bend Retreat is located in an isolated spot in northern Crook County, Wyoming on the Belle Fourche River. The property is about 3.5 miles from a county maintained road on a private access road. The access road from the county road into the property is gravel for approximately 2 miles with the remainder being a dirt road that crosses private and State land. The private road is shared with other landowners and does not have a maintenance agreement.

The nearest town is Hulett, a small country town with a new award winning 18-hole golf course and a jet-capable airport with a 5,500 foot runway. TERRAIN

The diversity of terrain offers a pretty contrast in the landscape with river bottoms leading to steep rimrocked hills. The bottom land along the Belle Fourche River has groves of mature cottonwood trees. At places the river bottoms are wide and gently slope toward the river and at other places there are steep banks descending to the river.

The northeast side of the property goes up to a higher elevation atop a divide overlooking the river. Pine and cedar trees line the divide with rimrock outcroppings adding character to the hillsides. Several draws run through the property and offer many places for wildlife to escape. Rolling native grass meadows are interspersed between the draws and steep hills making a picturesque landscape with incredible views of the Belle Fourche River Valley.

The elevation is in the range of 3475 to 3850 feet above sea level. The NRCS 30-year average annual precipitation is 13 to 16 inches.

WATER

This property offers the rare opportunity to own land in northeastern Wyoming with live water. Over ¼ mile of the Belle Fourche River flows through the east side of the property. The property lays on both sides of the river. A good rock bed crossing of the river exists on the State land coming into the eastern side of the property. In times of high water this crossing would be impassable.

WILDLIFE

The variety of vegetation and the access to live water provides great habitat for several species of game animals. The area around the property is frequented by mule deer, whitetail deer and wild turkey. Even an occasional elk has been seen in the area. The 2008 Hunt Area for Deer is #2, and Elk is #129.

NOXIOUS WEEDS
