LOCATION

The Schlager Ranch is located in western South Dakota northeast of Sturgis and southeast of Vale. The ranch is north of Highway 34 about 7˝ miles via gravel county maintained roads. The property is about a 30-minute drive from the Black Hills. The property is about 19 miles from Interstate-90.

ACREAGE AND CURRENT OPERATION

The property consists of 957 deeded acres, more or less. The property was surveyed in 2007, with all property corners being marked. The property lays in one contiguous block. According to FSA data there are 260.10 tillable acres on the ranch. The tillable land is currently in alfalfa-grass hay. Currently the pasture is leased to a neighboring rancher for summer grazing of 40 cow/calf pair.

MINERAL RIGHTS

The Sellers are not making any mineral reservations. Any minerals not previously reserved shall be transferred to the buyer.

TERRAIN

The topography on the ranch ranges from rolling hay fields on the south side to the hillsides and draws on the north side. Buzzards Peak in the northeast portion of the property overlooks three nearby reservoirs. The elevation ranges from 2,900 to 3,000 feet above sea level. The property also has a small gravel pit. The property offers a long-range view of Bear Butte, which emerges out of the grassy plains in the distance as a familiar landmark in the area.

WILDLIFE AND RECREATION

Pheasants, whitetail deer, antelope, turkeys, chucker partridges, burrowing owls, and prairie dogs can be found on the property. The Black Hills National Forest, which is south of the property about a 30-minute drive offers good hunting opportunities for deer, elk and turkey. Within a one to two hour drive of the property, a variety of activities are offered year round. Western South Dakota and the Black Hills region are an annual destination for many vacationers.
